Lovely place to stay bang in the centre of windermere and only a 20 minute walk downhill or a short bus ride (we never bothered but they seemed to run every 20 minutes) down to Bowness and the lake. Really nice tidy comfortable rooms with an ensuite shower and toilet. Spotlessly clean. Frank was a lovely warm and welcoming host only outweighed by the fantastic welcome by portia the dog. If I'm ever back at the lakes I wouldn't consider staying anywhere else.

This flat is lovely and in a beautiful location ideally situated to lots of beautiful walks. Just off the main street in Windermere but it is so quiet and cozy with everything you would need for a comfortable stay. Easily accessible into Bowness takes about 20 minutes to walk or the bus station is only 5 minutes away and the busses are only £2 at the moment through the government scheme till December 2024

My girlfriend and I stayed here recently and really enjoyed ourselves. The owner Frank (and, of course, Portia the dog) are very welcoming and friendly, the location in the centre of Windermere is ideal and the room was clean and comfortable. Why the 3* review then? Well, I'm a bit surprised by all the 5* reviews! The whole place is a bit dated and could do with a bit of love. There was no cooked breakfast which I would have expected at a B&B. And the fact that we were gluten-free caused a bit of confusion!

I'm not saying don't stay here - more that it's worth knowing what to expect!

This B&B is definitely a hidden gem of Windermere. At first, we chose this B&B because it charges less compare to other hotels in the region with a high review rating and breakfast. But we didn’t expect Frank the host is so friendly and easy to talk to, the room is neat and clean with good amount of natural light, a tub is available in bathroom if you want a bath, and the most warming welcome from the dog Portia made my day. Frank kindly drove us to Bowness for our boat trip in Lake Windermere as he was also going out to shop for groceries in Kendal. That’s very kind of him. The B&B is not far from Windermere train station, I really recommend staying there especially if you are not driving. Most importantly, I think it’s amazing to get such service and friendliness with such reasonable price.

Grateful that “We’re not in Kansas anymore Toto!”||||I recently took a solo trip to England and stayed at College House for 11 days. Not only is the property stunning, peaceful, quiet and welcoming; but Frank and Portia are the perfect hosts. From recommendations for local foods and activities, to warm conversation over morning breakfast this place is a home away from home. Never having been away from my kiddo for such a long period, I was nervous about not knowing anyone and regretting the length of time I chose to travel. Windermere is an incredible village, no one knows a stranger, and Frank made me feel comfortable and welcome from the moment I walked in the front door. The location is clean and beautiful, all of the little details are there; the tea and coffee station, toiletries, fresh linens and towels, beautiful creative rooms, the view of the Fells, within a mile and a half walk of the stunning Lake Windermere there’s nothing more you need for a quiet getaway. I came a tourist and left a friend. I absolutely cannot wait to get back this fall. I had such a wonderful time, my son and I are already planning the next trip!

Fantastic location - right in the centre of Windermere. Frank is a lovely gentle man with a crazy very friendly dog called Portia. Frank gave us advice on local pubs to frequent and shops to explore. His premises were everything we wished for. Clean, comfortable, ideal location, Continental breakfast, beautiful garden with lots of shrubs and other flowers. We stayed here for two nights in August. Frank and Portia gave us a warm welcome. Room 2 was spacious and clean with a distant view of the local fells. Nice bathroom with bath and shower. Breakfast was nice. Toast and cereal etc. Frank gave us local walking tips and was friendly throughout our stay. Because of Covid, we were the only guests so we were a bit spoiled! Good value for money. Very close to local shops bars and restaurants.

my family and I stayed here for 2 nights in August. Frank, the host, was welcoming, kind and friendly. He helped us carry our bags up the stairs and was fantastic - very helpful! Frank went out of his way to make our stay as comfortable as possible. We went on a walk and couldn't make it back before dinner time (most restaurants close at 9 pm last order) and uber doesn't work in the town. we called Frank and he immediately sent us a cab, he even offered to come himself. how wonderful! nikola, the other host, was also great. she suggested places to go and we did and loved it! ||||the property itself is beautiful and very well maintained. the rooms and bathrooms were squeaky clean and had everything you could need - hair dryer, USB charging stations, toiletries etc. the property is in the middle of everything, very conveniently located. ||||overall, one of the best places we have stayed. the warmth and kindness of the hosts was unforgettable. we will be returning!! THANK YOU FRANK!
